Basement renovation budgets can vary widely and usually depend on a few different factors: how large your basement is, how you intend to use your basement, and whether there are any foundation or water issues to contend with. Some of these things are listed below, and may be required in any basement but especially one that is lived in regularly.
Critical work (mid - high level investment)
- Lowering basement floor to create more headspace
- Building new ceiling
- Correcting drainage, installing sump pump, installing drainage tile etc
- Damp proofing walls
- Adjusting land grade around the foundation walls
- Installation of insulation
- Installation of moisture barrier in floor (subflooring)
- Heating and ventilation systems
- Installation of walls around mechanical, laundry rooms
- Installation of impermeable flooring (vinyl/ceramic)
- Repair of cracks in foundation walls
Enhancement work (small - mid level investment)
If no structural or corrective repair work is required, you may choose to focus your budget on enhancing the living comfort of your basement. Some of the work that may be included towards this is:
- Installation of ceiling pot lights
- Decorative wall moldings
- Construction of wet bar
- Construction of bathroom/powderroom
- Installation of fireplace
- Built in cabinetry for media room etc.
To finish an entire, large sized basement to the highest spec, can cost upwards of $80,000. On a smaller scale, we have created warm finished basement renovations without major repairs, for $12,000.
